You'll only get a couple of chances to screw up before your reputation is ruined.  

I am a private lender and real estate investor and not a licensed real estate broker.Many people face pre-foreclosures every day and when not knowing about the best options available stack up even more debt and ruin their credit for many years.

I am a newbie with real estate investing actually I am starting over after making novice mistakes landed me in bankruptcy court with a ruined credit profile...most of my purchases were out of the state.

I'm not in such a tight financial situation that if I make a mistake I could ruin my life.

If the deadbolt is locked it ruins the jamb and sometimes the door.

That is a job worth whatever they charge. 3 ruined pieces of gutter, siliconed together (not straight) and a sliced thumb requiring stitches, and I was done.Concrete flatwork is another art.But I can paint, install flooring, do finish carpentry, install kitchens and baths, electrical work, plumbing if it's sharkbite or pex, and lay tile at least as well as any contractor.

That kind of ruined this great post.  

To me, that is more practical and doesn't ruin a perfectly good analysis.

They will tip them over, ruin the plumbing, saws-all the machines apart to get the boxes open.
