My suggestion is to run your own statistics on what's currently in your target area. 

But I hate to say, BLS statistics say TX had a -9.6% 12 month % change in employment in private Natural Resources and Mining employment in 2015(*).

I believe @Scott Trench has compiled some good statistics on rents in the Denver metro area, perhaps he can chime in?

I would ask myself, is there any statistics that can tell me how what percentage graduates of this program actually had made money from the knowledge gained from the program other than the founders?

I studied finance/statistics in school and also took the real estate classes my school offered.

Both has tenant screening and I posted in my listing clearly to apply first followed by touring after shortlisting potential prospects. 7 days listed, 50 application till now, 7+ applicant are prospects, 4 weeks I have before tour, as of today there are 7 homes available in the market for roughly same moving date (first week of July).Given this above statistics, there are few applicants they are personally emailing me. 

So its as I say statistically impossible not to deal with some sort of default.  

I have checked the statistics, it looks promising. 

The web site gave many more statistics about cities including crime stats, which I would think would be very important in deciding to buy a NPN note in a city.

I'm naturally biased towards turnkey investing for folks who need to go OOS, but it's definitely not the passive, no-homework investment some people imply.Whether you’re investing out of state or one street over, the number one priority is data - statistical data- on vacancies, maintenance costs, average length of stay, eviction rates and average move out costs, the list goes on. don’t put your money into a new market without getting a firm handle on the data first.
