Be a sophisticated investor.  

My understanding is that these properties cannot be listed on a regional MLS unless there is a signed listing agreement (correct me if I'm mistaken), HOWEVER, they CAN be listed on the less sophistated, sub-standard, second rate sites like Zillow, Craigslist, etc.

I have to do what is needed to make a loan work that is far less than I can handle because this industry has somehow managed to convince the government that avoiding all the legal payroll rules everyone else has to follow shouldn't apply to those carrying the nations goods.  

After getting a breakdown, the culprit turned out to be 3 extra/unnecessary employees on payroll.   

I think some of those people are very, very sophisticated real estate investors who do this full-time and with great success, and that most if not all of the rest are fools. 

It is not very sophisticated but does the basics and is user friendly.  

They will underwrite everything that moves, and some stuff that doesn't.So - are you suggesting that someone without DTI enough to qualify for a simple residential note, nor experience, would be better off going to the commercial side via a 5-unit or above, dealing with ARMs, balloons, and much more sophisticated underwriting?

Instead of focusing on a small margin of profit we instead focus on attracting great people, paying them well and giving them the tools to succeed in an environment of growth opportunities.Further, we no longer have to acquire, refi, or sell to make payroll.
