Most properties were financed for 15 years, less cash-flow upfront but the reward is really starting to pay off. 1- 20 unit1-12 unit1- 8 unit3 - duplexes (6 units)1- commercial warehouse ( I rent to my construction company)35- single family ( 9 are new homes I built for rentals) 82 units total Also have 3 properties I sold on land-contract that I collect payments on.

@Quandra Adams "technically" the baseboard units might have a built in thermostat - which is different than a thermostat that you can stick on the wall to control the temperature of the area.

@Dan Heuschele in California the burden for all the extra infrastructure to support the mega apartment developments seems to be falling on the commercial landlords in the form of taxes.South San Francisco wants to tax the warehouse owners $1/sf to pave the roads for all the traffic the new mega apartments are causing,as well as Genentech.As if they don’t have deep enough pockets to pay for their roads themselves.And these are already heavy duty roads designed for big trucks.San Carlos has a $1000 per tenant tax on sewers.

There are acres of dumpy, deteriorating warehouses along the duwamish river that seems to me could be rebuilt as a whole new urban waterfront neighborhood.The city (and surrounding ones) do need to make it less complex and easier to build at all scales.
