These folks usually get all excited about sbu2's and other "creative practices, many being shady at best and some out right illegal.I am usually fairly private but recently I have shed some light into my experience as well as finances over the last several years.My experience is that I made over a million in RE in the last 8 years and thats chump change by my demographics and standards.I ended up buying properties at 50-60% of FMV and these properties tripled in value over a 5 year period.

It looks to me like one instrument is being triple reported...

There are so many different types of commercial investments from multifamily, hotels, land banking for development, industrial, retail, triple net leasing, office.

I see this all day where 1500 sqft bungalows become 3500 sqft mansions that double to triple in value.

One is to invest into commercial property leased to triple net tenants, with the advice of a skilled broker in the commercial space. 

Take you number and double it at least probably triple to be safe.- Why would you even consider pissing away $12K in closing costs to refi a cash purchase you think you would resell in 3 months?
