I like that you have short term goals and a long term vision as well, awesome.Since you're looking to get into buy & hold investing, do some research on the 50% rule.

It's a pleasure to have such people with a vision as yourself in our forum and no less, who is putting action into his dreams.

I have some new investors looking at options and I recently read this article in Crain's about Sam Zell and his experience and vision of the future of Mobile Homes and thought I would look to the BP community to get your feedback, thoughts and experiences.

You are doing everything right, getting yourself out there, and it sounds like you have the vision to achieve your goals. 

A lot of time said third parties are just inexperienced and have tunnel vision on getting a deal closed, so as the buyer, I try to do all my homework since I know that wholeseller, agent/broker, seller just want to make their money and move on with life.

Fresh water by then might become more valuable than oil in this dystopia vision of the future.
