@Greg ScottI won't pretend to be in the commercial lending business in any way, shape, or form, but if I were a lender I would definitely insist on a higher DSCR during low interest rate environments for this very reason.

I have heard that some other insurance insist to pay the contractor directly (no money goes to the homeowner).Based on that, I would assume the seller still get a partial check but not all of it but I'm not sure.

When you said service the HVAC I was thinking of them coming out and basically checking everything and cleaning a few things up (what they do when home inspectors insist that HVAC units be serviced before purchasing).
