For those asking about location, it'll be in the knoxville area (potentially smokies or adjacent mountain accessible areas) and will be doing several smaller 400-900 sq ft units (new builds) on a 5-10 acre lot, and I will be bringing the great styling, photography, marketing, and amenities :)  I was actually assuming worse vacancy in the beginning, but this is reaffirming my feeling that what is hurting is large and dated rentals. 

Cambridge, MA has regulations restricting STRs to owner-occupied or owner-adjacent in 4-family or smaller buildings.

The location was perfect in an up and coming part of town adjacent to the nicest part of town.

The ones that seem to be meeting with success are targeting Raleigh and Durham properties with a good proximity to something in high demand (airport, university, downtown, hospital ...). 

Casinos, Hotels, Airports, many restaurants have carpet throughout and they all can’t be wrong.Glue down vinyl backed carpet would be my recommendation if you decide to go carpet.
