My advice, buy them off now with cash for keys before it turns into 9 months of legal fighting and delays resulting in foreclosure for you.California hates landlords and the courts do their best to delay evictions as much as possible.One by one you will be accused of being a slumlord,racist,sexist,homophobic,and just plain criminal and the liberal judges will eat it up even though they can't prove anything.Every charge against you will result in 60 days of free rent while waiting to get into a courtroom and argue your defense.This is why I will never own rental property in "Blue States"!!

Sounds like some are just being greedy, or just plain don't understand the value of working with an investor who will buy 10x as many properties each year than a retail buyer, not to mention that they are getting paid on two transactions for working only one.

also might be good to add the flood plain in del city and the area in the village to the high risk areas although maybe you are talking about higher risk of evictions or vandalism or tornados (Moore)? 

So unless you are really anal about all that stuff, you wont really hold up in court as a true LLC.My decision...no LLC be heavily insured....I would think that between an IRS tax filing standpoint and just plain good business practice, you'd want to be doing these things anyway.  

There might be ways to benefit from what it has to offer, but what I feel comfortable saying is that they engage in a LOT of false advertising (notice I don't say "misleading" or "deceptive" -- saying you offer phone support when you don't is just plain-old "false").

Having done many major rehabs in the South/Atlanta , there's often more involved than just plain numbers, when you are a woman.

It's not get rich quick, it's not easy - or everyone would be doing it, it's hard, it's a commitment (to yourself and your future) and it can be plain hard and frustrating.So what happened???
