I was not trying to be a prophet and see the future, however @Kevin Raye appears to have  gone on to bigger, presumably shinier objects capturing his attention.

I will follow up with them in some form.I generally take some one off the list after they respond...but I capture email and phone #....I still reach out and touch them from time to time through email and text messaging.

Understand that business is a numbers game and marketing is the key assuming your capture and fulfillment systems are in place.

I suggest that you reverse engineer the entire lead capture and conversion process and determine what it is precisely that you wish to achieve.

Certainly marketing done right can make things happen however That said most of us fall down at capture. 

The point is capture all expenses but hopefully at the end of the day you make enough money to turn a nice net profit.

Not to mention you captured $25k equity with only $5.5k of personal funds into it, is that correct?  

Hey JimmyMarketing costs and any lost revenue, either through vacancy or a new lease which does not capture the same rent level for the duration of the previous lease....I'm sure there are plenty of other examples, but these are the two at the tip of my tongue.Brian
