@Ian Stevenson there IS NO 100% financing for buy and HOLD .. end of that discussion especially for foreigners.. you can pay cash many times and refinance out much or all of your cash.. but to buy or purchase with a 100% loan your wasting your time.

If I sell, I could just pocket the cash and use it as a down payment towards our next home in a more expensive market.Or I could sell and use some or all of the cash as down payment(s) on a more suitable lower cost rental property(s).

Honestly it's rarely relevant in my market because it's "lesser of" that cap or all closing costs, meaning that with my local high purchase prices, "all closing costs" is effectively the cap and not the %.I look that up as needed on a one-off basis for smaller purchase prices that cross my desk from time to time instead of having it memorized.
