Hey BP community! A little bit about me...I'm currently an active duty Navy diver stationed in Groton, CT. I have a bachelors in Business Management & Marketing and I love to surf and spearfish. I was introduced to bigger pockets by a friend this past December right before a 6 month deployment. I had a lot of time on deployment to educate myself...needless to say I'm addicted and listened to all the episodes on the podcast and read a bunch of books. I just returned home yesterday and I am ready to put plans into action. I'm a complete newbie. I currently own my own SCUBA boat hull cleaning business, and I'm looking forward to pulling the trigger and purchasing an investment property. I'm looking at deals in 02891 and have checked out all the MLS deals in this market and here's my analysis on the area...The area seems to be a buyers market. The houses closest to the water in Misquamicut are naturally expensive but not as expensive as other beach properties in other parts of the NorthEast. The ability to cashflow in the summer months with the right deal is exceptional with rental rates being hiked up. Most properties are leased for the summer and are summer rentals only and then they list as a winter rental only with a much reduced rate. I plan on investing in single family buy and holds. There is so much that I don't know and I'm excited to learn. I am looking forward to networking with many of you whether it be online or in person. I would love and appreciate any feedback on the area that I am looking at and also looking for anyone in my area that has experience in this market. Have a great day guys! - Kyle
