I've also been able to differentiate the price points between cookie cutter remodels with the standard stainless/granite finishes compared to those with finer details, wainscoting/crown/carrera baths etc.

While I definitely agree with others that the market value of a duplex is based on the comps, you as an investor can use cap rates, cash on cash returns, and internal ROI to compare similar properties to differentiate which property is the best investment.
