I hope you put your agreement in writing.Just for information: If you accept rent late, your behavior waives your right to any late fees or ability to enforce rent due on time.You can re-establish your deadline for rent, by giving notice in writing with 30 days notice.

If I were to have evicted every tenant that couldn't pay by the 5 day pay or quit deadline, I'd have had to evict several people a year .

I'd try to work with them to get them to move their stuff out voluntarily, but set a clear deadline that if their items were not off the premise in say 72 hours, I would call the authorities on trespassing charges.
