Add this clause if your jurisdiction allows:6.35The Tenant covenants and agrees to pay administrative costs of no less than $500 in addition to any security deposit deduction(s) for the request and/or termination of the Lease prior to the date agreed upon herein.

Signing a lease, collecting rent checks, calling out a handyman to do a necessary repair - at a nominal level those activities likely fall under administrative activities and would not be considered provision of services.
