Nashville Airbnb - 30 day minimum

We are considering hosting our condo in Nashville on airbnb.

To comply with HOA rules, we would need to make our rental have a 30 day minimum.

If we are never renting for less than 30 days, would we still need to get a short term rental permit just for hosting on airbnb? I know Nashville now requires STR permits to be shown on listings so I want to make sure I don't need one..especially because my area is over the permit limit :)
