We find that deposit amounts vary a lot with the economy and with the time of year (higher in tax refund season when applicants have more disposable income, etc).  

The other issue I had was the impact this would have when I disposed of the home... small chance that an agent/buyer may recognize the home from a porn shoot and didn't want to have to explain that.

I would propose a few extra days for pick up and then say their possessions will be disposed of or donated to charity on such and such a date.

If it is picked up, you can charge the tenant appropriate storage costs, if any.If the property is not picked up and you believe it is worth under $700, then you may keep, sell or dispose of it.

You'll also want to make sure the sludge is properly disposed of at the county landfill. 

Also ask your attorney about the laws about disposing personal property left in the house.
