As long as you don't do or say anything to upset the seller, you can at least leave on good terms.Case in point, one of the deals I just did fell through because the house didn't appraise for what my buyer thought it would.

Each warranty herein made survives the closing of this transaction.so I guess I could get an extension on the closing date to find someone to assign it to, but that's delaying the inevitable and would probably make him more upset for tying up his home so he can't sell it himself.

The tenants will not be happy that rent is going up and the smoker will be upset that they are no longer technically allowed to smoke inside (they still will)  If you are also fixing/ rehabbing things on the property that will help soften the blow, but that is about all you can do.

If you don't, then you'll end up having someone with an ESA that never told you in advance, then all your no-pet tenants will be upset that they can't have a pet, which makes them pay $50 to get their ESA, etc.

So how come everyone that was so upset about a little BJ for a Democratic President doesn't seem to care about the "family values" and general values of these two:Guiliani; married his cousin, had an affair (with police protection) while still married to his second wife, hired a guy who anyone with a pulse knew was mobbed up, and then when called on that part of it, admitted that he "didn't do his homework" prior to naming Kerik Police Commissioner, still recommended him to be head of Homeland Security AFTER HE SAYS HE KNEW ABOUT THE MOB CONNECTIONS.To name just a few!
