Switching to Month to Month

I'm interested in doing month to month leases with my new tenants. Anyone have experience with this? I want it to be able to evict tenants easier. Is it as simple as having a 30 day notice given to them and they have to leave? Are they generally pretty upset anyway? I'm a fan of cash for keys before eviction but I feel month to month is good if an eviction is inevitable. Thoughts anyone?

I'm not interested in month to month at all. It sounds to me like you might try to improve your screening process if you are ready to find a way to get your tenants out that quickly - that frequently?

I want my tenants to move in and stay as long as possible. I'm borrowing this, but turnover is your worst enemy. It costs a lot to deal with turnover. I know bad tenants cost a lot too. But that's what makes screening so important. When I find the tenants I'm looking for, I know they are good and I don't want to let them go. I like knowing they are with me a year at a time.
