As a cash flow investment I'd definitely say it's a no-go.You would be looking at a purely appreciation play, I personally don't have an issue with that it's not my cup of tea though.

So say they get 7,000 now and you get 23,000 and then they get another 8,000 over the term of the lease.This makes the broker/agent "in the deal" with you and will want to screen the tenant as well to make sure they are performing versus they get all the commission upfront and if your owner finance deal goes south you are left holding the bag 100%.To be clear are you just signing a 3 year lease with a tenant with escalation built in for year 2 and 3 or are you owner financing your business and the property??
