I use Excel, Word, EverNote, and QuickBooks.I believe there are some sample documents here on BP in the Resources->File Place.I haven't looked at the flipping software you linked to.  

I bought it with a partner.I use Quickbooks in my web design firm and thought it best to do the same for my rentals.I used Landlordaccounting.com to get me started with a sample QB file.

Would anyone be able to provide us with some sample contracts and also some exit clauses?

I would NOT extrapolate that out to the market, though - hardly a large enough sample size.I have a feeling this is fairly neighborhood specific - some areas certainly behaved differently than others during and after the recession.  

You should request a sample settlement statement and make sure it includes all costs.

I'm wondering if anyone can give me an advice (or better yet, an actual sample deal) on what to include and how to prepare/present a deal to him.
