I know that the IRS might want me to depreciate more, but I hate the idea of having to hire employees to accommodate the IRS.

If the buyer needed more time to close than the original contract should have been pushed out to accommodate that time.

While @Wes Brand's warning should be acknowledged, our experience has been if you screen well and provide your student tenants with well maintained, quality accommodations your properties will be treated with respect.  

If this fails, you can always go with another lender, you’ll find that if you share the challenge you had with the prior lender and be upfront about the errors you perceive, they will often try to be very accommodating.

See what the seller needs, and see what you can do to accommodate the seller's needs and your needs at the same time. 

I ask this because the alternative space may be able to accommodate you, albeit slightly more expensive.

They are opening or have opened a new branch of UW there, and they put in light rail to accommodate those students.
