Institutional lenders tend to deal much more harshly with them.Depending upon the specific area of the country, non-owner-occupied house loans are virtually non-existent or difficult to get.Bankers seem to have a blind spot when it comes to the interests of the speculator in EXISTING houses.While it might be routine to make 100% construction loans to builders and developers (although these, too, are drying up rapidly), the thought that someone might want to make a 90% or 80% loan to purchase an investment turns otherwise jovial Mortgage Loan Officers into pinch-faced misers.They suddenly forget long standing banking relationships and outstanding credit histories, mumbling about money being tight and bank policy being restrictive at the present time.What then is the solution?

Well MA is not a place that is all that fast on the trigger to remove tenants even when everything goes smoothly.If you have not done it and are starting off blind and are buying a place with existing tenants so you aren't even executing an action based on your own lease (so god only knows what provisions are in there they can argue give them cause to not pay) I'd get an experienced attorney to handle it.Won't be cheap but should be a lot less likely to have issues, which can reset the clock from whenever a procedural mistake was made.

And I think so many folks get lulled into the idea of getting started in RE and hey I can do that for very low amount of dollars OUT of state ( speaking of West coast or East Coast investors) they get blinded by the sales pitch.

Guessing would be blindly throwing a dart at national map to purchase in an area and expect that area to appreciate more than the national average (it may with a lucky throw or more likely it will appreciate no faster than the national inflation rate).Good luck
