As far as STR goes, it's going to be near impossible to get around any HOA rules.For MTR, look for economic drivers- traveling nurses, remote professionals, etc.

Since u have all that interest and property tax in addition to hopefully also paying down the principal, then there's the carrying costs (insurance, utilities, gardener, maintenance) IF you're still gonna keep it not just make it look real nice and sell it for top dollar, then yea airBnB or similar (ie, travelling nurse rooms) where u get more monthly than just traditional lease.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

It was originally a site targeted at travel nurses and while some do rent by the room, most prefer their own space if they can get it and when they do rent by room they don't want to pay much for it.
