I was able to use that as a down payment and we were able to close without any problems.I hired some help and we were able to knock out a quick intensive remodel and were able to get the house rented in 6 weeks. 3 yrs later I still have the same great tenants and it rents for $900 a month.

In my experience, they the worst of all worlds -- you get all the problems of apartments, but not enough economies of scale to make it worthwhile.Apartments are more management intensive than single-families.

Hi all,Wanted to get opinions on if the screening process I did was too intensive and made me lose out on a potential tenant.Stats: SFH, 4/2, good condition home, in good neighborhood right next to university, about 1600 sqftPotential tenant was a grad student moving to the area due to new job with income (verified) but not enough for 3x rent; tenant's mother was also an applicant - offered a job but was not able to provide proof of income.

AS invited guests I am a HML and they need those for their students.. although I never did any deals with them.But it was a well run intense event it starts at 8 in the morning and goes to 1 or 2 at night.

@Matt K.My thinking is that it would be a ton of work to get 20 million out there working for you, and if you are talking hard money, the turn over 6-12 months would be labor intensive.
