I’ve concentrated in South Lowell, but Lower Belvidere is attractive as well  I’d have to agree with you re: the screening process...we avoid vacancies like the plague, but will never short change our screening requirements!

My question is: Is there much of an opportunity in raw land flipping in this type of rural setting or should I focus on more concentrated counties that have tourist value?

I mostly concentrate on buy and hold but there are plenty of flipping opportunities. 

DonI live in Anne Arundle county and plan to concentrate in that area to start out but I'll do deals in all of Maryland and hope to soon start doing deals in North /South Carolina.

If your restraint is time, I would keep it.If your restraint is cash-on-hand, I would sell it.If you restraint is deal flow, I would keep it and concentrate on increasing the deal flow.Another option to think about is a cash-out refinance.
