That's because what they teach stretches the ethical limits of what is accepted practice and many teach unethical tactics of dealing.If asked, gurus will swear up and down that what they teach is 100% legal, it might be in India, it might be in Iowa or Mississippi, but it usually comes to the threshold of illegal and some things will take you to the illegal side somewhere, if not in most states.

A short sale, by defination, is selling the property for less than what is owed, therefore there can be no equity is such a deal.It may just be a tactic to bring in customers who think they should get something, but in the end can not recieve anything because of no equity.Such a tactic will backfire as far as reputation goes.
