Cash buyers needed

I'm just starting out as a wholesaler and I'm looking for a way to build my buyers list. I'm pretty sure there are a lot of people in the Milwaukee market that have been through this and have gotten over this hump. I have tried looking on gosection8.com and there were only people 3 for the Milwaukee area. I have tried CL ads and only 2 responses and both of them said no. Clearly they are looking because they got in contact with me from my ad. I tried ghost ads and got no responses. I sent out postcards off a list I received and I am worried I may not have any cash buyers when i finally get a deal under contract. I'm going to try bandit signs to attract buyers but not sure what I need to put on the signs. I would appreciate any and all help I receive. I'm finally getting over the analysis paralysis and starting to get in the mindset for this business. Thanks in advance.

Research recently sold homes (last 6 months) for cash in the areas you're marketing for motivated sellers and there are your buyers.

Honestly if you manage to find a great deal unloading it will not be an issue i can guarantee that.
