The churches tend to not pay market per sq ft rates and want a deal.For all these reasons if possible you might want to consider renting to other tenants first and the church as a last resort.

I once had a group of people snap a 70 inch TV in half along with a sleeper sofa, then punch holes in the walls on 3 levels, tossed beer cans and trash all over the property, plus they started a bonfire on the deck using firewood and some furniture from the house... yeah fun times.We've had them on beaches, mountain resorts, cities, middle of no where.

It's such a huge demand that even builders are now building rooms specific for this in resort communities.

We live in a ski resort town, so we rent out part of our condo nightly on Airbnb and it brings in 1100-1600/month, which easily covers our mortgage and expenses.

That's a heck of a burden to overcome.One way to tell the good ones is that they don't have to resort to shaming and publicly humiliating people like you who express healthy skepticism and discomfort with their material in front of an audience to try to keep you from breaking the spell they have cast.
