The churches tend to not pay market per sq ft rates and want a deal.For all these reasons if possible you might want to consider renting to other tenants first and the church as a last resort.

I once had a group of people snap a 70 inch TV in half along with a sleeper sofa, then punch holes in the walls on 3 levels, tossed beer cans and trash all over the property, plus they started a bonfire on the deck using firewood and some furniture from the house... yeah fun times.We've had them on beaches, mountain resorts, cities, middle of no where.

We live in a ski resort town, so we rent out part of our condo nightly on Airbnb and it brings in 1100-1600/month, which easily covers our mortgage and expenses.
