Many listing brokers will brag about the VPD metric, to me thats pretty much garbage these days, so pull some general demographic and psychographic data of the surrounding areas and you'll be able to have a great idea of the trade area the center serves. 

I've seen some of the stuff that one of the training programs mentioned here peddles and it's garbage. 

The hassle of switching and setting up all the services (housekeeping, hot tub service, garbage) is what gives me pause.
