Keep your job and don't deploy all that capital at once. 

Most people here are actually talking about how you deploy funds -- either for investment or consumption -- that the debt allows you to do. 

If you are looking to get into flips or BRRRR's, the HELOC would be a better option as you can deploy those funds and get them back after a period of time, and then repeat the process over and over.

If your deal flow is sparse funds can create misalignment with investors because you deploy capital in sub-optimal projects to keep it in use4.  

In my vocabulary, "investing" refers to deploying money for returns, so you cannot invest without money.

It also means that if I'm not keeping the corporation's assets deployed and working positively, I'm starving to death in a very meaningful way.
