I had to manage the hell out of that situation too.Right now I cobble together a small force of: my contractor for plumbing/electrical, but he's often busy and not very fast, my painter, who is quick but limited, and a house cleaner for deep cleans between tenants.Oh Lordy, where do I find the ideal handyman who wants to stick around, knows what to do, and is sane?!?

Tax professionals seem to often then set it up so that you get to write off 11/12ths of the fixed expenses, for the 11 months it was rented out (so 11/12ths of the mortgage interest, etc), and all of the expenses specifically associated with the rental activity (cleaners, advertising, etc).

If you have one renter leave and someone checking in the same day, you need your cleaner scheduled in and out in that window, same day guests (which there are a lot) will also make you have to clean your unit quickly, guest often arrive late and will make you wait to check in, people will give you bad reviews (sometimes for no reason), your cleaner may or may not tell you or notice damage in the unit, and a short term tenant can completely trash your place.
