Considering the crazy prices here, I am surprised that most of the Canadians aren't investing in the US.

We however encounter several Canadians who are actively investing in the US remotely and that utilize various financing programs designed specifically for foreign investors.

I certainly don't know the Canadian market, but I do know REI is largely about mitigating risk (i.e. paying the right purchase price, spending $ only where you need to during rehab, screening correctly, buying in an area that fits your long-term goals, (re)financing with the right terms, etc. etc.).

Having been in Oregon wine county last 30 years ( started as a Logger) and now many of the tracks i logged are now vineyards and with global warming things changing on that end.. 

I'm interested in establishing an entity for real estate investment as a Canadian investing in the USA.
