Hehe, well it is the sweet spot for a living room TV for most spaces.

I have a feeling that this might be the sweet spot--not too expensive, but workable for most people's needs. 

They cannot give you legal advise but if you are sweet compared to all the cranky people they will assist. 

We prefer working on projects in Newark versus East Orange or Irvington for example (even though Irvington our sweet spot but the fact that they re-assess taxes every year can become a burden).

There are some pretty sweet two or three units out there that would cash flow incredibly well if you eliminate the property taxes. 

. - unless you have a deal in control (contract signed, ready to assign, etc.) don't share details with other brokers on address- I recommend just looking up other plots of land that have sold in the last 12 months and finding a sweet spot in terms of $/SF.

You don’t say what type of route you drive but IMO you actually have an option that might be beneficial to double house hack where if you get that 2-4 unit you could also rent out the extra bedroom(s) in your unit which if you’re doing any overnight driving might be a super sweet deal for you to have a roommate.
