From what I have gleaned, wholesalers are deal-makers, and they hand a lot of these deals over to investors for a cut (apparently, not of equity in Washington).

My work there is in helping villages  become more self sufficient through better agriculture practices, improved house building (there's a great hand operated block maker from South Africa that we will use in the next program), cross breeding local chickens to create a meatier, stronger flock and teach sewing for local needs.

I recommend you consider attending the Raleigh BiggerPockets monthly event, the local REIA events (TREIA and NCReia), and the quarterly Triangle Deal Maker Sessions (June 20 is the upcoming one, check it out on MeetUp), as ways to meet investors.

I’ve even seen a few around $40k that require only around $15k to make rent ready and should rent out for $800-1000 .. that’s not quite 2% .. probably closer to 1.5% after closing and holding costs among with miscellaneous costs also .. all that being said , they are getting harder to find but, I forsee that changing soon .. when ?
