It is one of the best resources out there.There are two very active real estate investment groups in the Richmond area: Richmond REIA and Richmond RING.

Looks like I will have more competition.I like to direct mail note holders much like people do for houses.Everything is recorded so I get lists of carry back transactions (you need a new title rep btw) , pull mailing addresses & then slice & dice the list to mail the beejeezus out of it to get the phone ringing.

I sure your phone will be ringing off the hook!!!

Market that area like crazy. exp: Bandit signs, mailers, door to door , flyers, Anything that will get your phone ringing with potential deals in your target area.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

It may make a small difference depending on what areas you advertise, but don't let that stop/delay you.........get some signs out today and get that phone ringing.

unless you're giving her significant equity but reading between the lines I bet that's not the case.. she should have a lawyer representing her and signing off so you don't have elder abuse and unconscionable profit taking which is the way your post reads to me.. saying your fixing her credit is total BS its already trashed if the loan is in her name and its probably not even in her name if you said she inherited it.. so that does not ring true..
