There were lots of red flags indicating this to me. 1) PM didn't inform owner until after the electrician finished his/her work 2) Several handymen couldn't figure out the problem (I guess they missed all those exposed wires and connections just like the inspector) after the 2d handyman failed to resolve the problem that was the time to call the electrician. 3) We got you a 25% discount before you even knew about the problem (to me that screams ripoff). 4) The electrician supposedly said that I have to start 2.5 mandays of work immediately or I'm going to have to call the code enforcement which will likely result in building being labeled uninhabitable and a whole bunch of fines. 5) Homeowner was told that a poor rehab was done on the house and the person who did the rehab left exposed wires and connections.

Second if the discard was an accident and not his personal fire arm but a visitor...then I would let it slide after making a note in the file and having tenant sign that they understand that this is not something you or your owners want in there home.

I bought out my sister's ownership and renovated the whole property heavily while renting it out by the room averaging $400-$2000/month depending on occupancy rate (later stopped 'multi-family' rental model since against HOA rules and got caught by our president when the number of tenants got out of hand + visitors on weekends etc).
