Contractors here are booked out for months....people are living in RV's still and it is the wild west.

I really think the market is gone wildly out of control in PNS.

keep in mind property management varies wildly by the asset YOU BUY.. not by the profession.. investors are doing this to themselves they are buying low end rentals that look great on paper but this is your tenant base.. not all but a fair amount.you buy top shelf A class rentals in any market and property management is no where like this.. 

BUT their prices will vary wildly and usually there is no justification for the huge markup.

@Angela Holmes congrats on your thread taking off like wild fire.

The amount claimed was a wild guess, I reimbursed the guy, and I couldn't recover anything from the other tenant since he had since left, and I got a new tenant.

It’s wild but great if you use it right

Hey @Kelvin Letron Brantley-- hard money is a wild beast that will bring you much joy if you can tame. 

Keep in mind that tenant activists go wild when rents sky rocket, which has led to all these new initiatives.
