Private / Hard Money Investing

I'm considering investing with a private/hardmoney lender for the short term.  Anyone have any success with this?  Is there a "typical" rate of return to expect or does it depend on market conditions.  I would love to hear experiences from some folks investing with lenders.

@Kelvin Letron Brantley if you are talking about you buying a property with the money from a hard money lender then at least in my area the rates are between 10-15% with 1-4 Points. if you have a track record and are successful at this then you can find better rates. I buy on average 4 properties a month so procuring money is much simpler for me than it was in the beginning. Just make sure your numbers make sense all around.

If you are thinking about lending money and getting 10-15% return then please look me up because I am always recruiting new lenders to help me finance my projects. Just bought three this week. i need anywhere from $30,000 to $150,000 and I typically pay 10-12%.
