That's the same strategies banks use and it's amazing to be able to use that strategy to profit like they have proven useful.Whether or not you can deploy it into a property is a secondary question in my mind. 1st, get the cash and deploy in something liquid with an above 3.5% ROI, then work to identify your ideal property market.

If you have a property that you could take out a heloc to replace your reserve account, then you could deploy your liquid cash elsewhere and still have the liquidity that a heloc offers.

Perhaps if there is a lack of knowledge/ability on deploying additional capital effectively... or maybe a lack of confidence with properly estimating and maintaining enough liquidity to cover the moderate volatility of owning a rental portfolio.But aAt the end of the day though one's equity simply won't grow as fast the more it is dissipated into inefficient investment vehicles, and it could be argued that, ironically, leads to greater inability to cover risk and adverse circumstances than the ultra-conservative REI's tenets end up doing.

This does not mean that I don't have cash flow standards, simply that a per door metric is extremely arbitrary in the sense that someone like me could deploy the same amount of cash across 1BR and 2BR units and report a "per door" figure that is half of mine.
