I really like the idea of new builds in an area with strong appreciation, and quality tenant demographics. 

If you go on the website you can type in any location up in the search bar and it gives demographic/income/education/crime info plus a letter grade.

We have a specific demographic so easy living with comfort in mind seems to work.

Of course there are problems with all demographics. 

A great combination of an aging housing stock coupled with a demographic shift towards younger families (as older folks move on) and city residents crossing the imaginary line for better schools.

Google street view does not tell the whole picture of a neighborhood, so please refer to researching online all the safety maps, population demographics, median income, median sales, and all the info about a neighborhood.
