Best BRRRR Markets In Maryland
Hey BP!
I'm hoping to gain some insight into where you think the best opportunities for BRRRR deals are in Maryland?
To frame my question:
I closed two weeks ago on my first deal (house hack in a townhouse in Fed Hill), while deployed to the Middle East. Once roommates are all leased up, I’ll have a nice little positive cash flow
I arrive back in a few weeks, and will have close to 40k saved that I plan on putting to use on another rental within the next 6-8 months.
If there are any areas y'all have found particularly good for BRRRR investment I'd love to hear about them!
I’m not opposed at all to finding a partner for a larger deal if it makes sense.

Baltimore county is strong right now although Johnny O isn't helping anyone by raising taxes. Dundalk, Essex, Middle River, Parkville, Carney, Rosedale, Kenwood. I'm seeing those areas that have aging populations where there are deals to be had through probate attorneys and folks just moving out of Maryland to flee the high taxes as they get older. Good margins where you can buy them right, renovate and bring them up to date and either sell for a decent profit or rent for decent cash flow. The DC area won't get you that. Hagerstown is another place to look, but it's out there.
