Bottom line, if you plan to pool funds so that you don't have 2nd, 3rd, 4th liens, then you will need to tread lightly and ensure all parties involved are on the exact same page so that no one gets hurt/annoyed/disappointed/angry after funds are already tendered.

If there is ANY debris AT ALL... this could be a nail head from a tack strip, a pebble, those glue chunks that hang off the allure from where they stick the instructions to them, etc... anything like that and you're going to feel it under your foot and it WILL annoy you.

See it this way... if it is so annoying for you to have to pay someone for this, can you really expect for them not to be annoyed to do all that work for free?

While I work on the newly vacant unit I immediately remove the mailbox.I love to receive texts or calls of former tenant asking where the mailbox went and I reply “you don’t live here anymore and shouldn’t be here looking for your mail”You know they are dodging creditors and I love this little source of annoying them!
