Now when I say it may seem risky you are probably thinking but I am a good risk and maybe you are right but banks go by statistics and while I don't have overall stats I do know many view out of town buyers as more risky.

That's a much more significant drop.Thanks for the tip, but you'll note that I mentioned there were multiple recessions in the first chart I posted, you can see in the chart clearly that there are 5 recessions listed, you just missed it.....I have an above average understanding of statistics as I was a business major in undergrad and grad school, so I understand sample sizes and much more.

It's the only place I've considered purchasing rentals (I had 2 custom built) because it's not a big city, it's actually the Safest Town on the Island if you look at FBI Statistics

You can do tests with as few as 500, but the smaller the count, the lower the statistical relevance to the larger market.

I am only 38 so I am not close to retirement.Being that my income comes from brokering commercial real estate transactions I am not like others working a job where they worry about layoffs as you mentioned and transferring to a lower paying job etc.I did read a statistic a few years back that said on average I believe about 70 to 80 percent change careers every 5 to 7 years.

Concur with Michael Quarles - we use first-class stamps on all our letters but don't consider the type of stamp to have much statistical relevance.From a marketing standpoint, your various campaigns should be designed to work together as a system.

So if consistency is a priority, then from a statistical standpoint you'll need bigger numbers on everything: more lead sources, more leads per source, etc.
