I pulled out my side arm and started shooting too cause I figured that I wanted to be seen as an allie and not a witness that might need to be dealt with.

We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness. 

The state owns this, More likely On cases like this ,it means The county or state used it for witness protection or maybe someone that works for like a Jail facility . for protection.. 

Or do I need say a third party to witness?

I remember years ago on a few refi properties, they would send you the paperwork, and you'd have a notary come out to witness the signing, and they'd send you a check.

Hi @Nathan W., it's pretty competitive still but there are still deals being made! 

Take an inspection checklist when you go - and a witness (maybe a handyman). 

Through different mediums we have witnessed how real estate investing has totally changed many individuals lives and since having our daughter 10 months ago we have been slowly adapting to parent life, school, and work while learning real estate investing.

Maybe go chat wit the title company and see what is standard for your area.  

My agent witnessed the removal just a couple of days ago, and the contractor removing it certified there were no leaks.
