In many states that could fall under the category of a "self help eviction".

So for example, a 761 credit score will be in the 760-779 credit category, then going down to 740-759 and so on.2.

I put it under the “give them another chance” category. 

Talk to a local realtor who works with investors to see if $2600 is realistic for rent and who you'd be marketing to-likely a smaller tenant pool.Most people who rent fall into different categories-those who are just starting out and saving to buy their own home, those who move around and buying doesn't make sense and those who will never buy a home (either can't save the down payment, can't get approved for a mortgage or plain and simple don't want the responsibility of owning a home). 

Traditionally, the courts give a lot more weight to what actually happened over what is written on paper.

I don't charge differently for different sizes because I don't want to be showing up in a scale to determine if the pet is over or under the weight threshold.

I'd imagine this falls into the "normal wear and tear" category but I just don't know how you measure or prove it and how much tangible evidence I need to have ready showing that I've warned them repeatedly.
