This takes a LOT of my time.If I went to get a judgement against this tenant for the balance of the lease (if I could even find them to serve court papers), the judge would tell me to go pound sand, absorb it as a business expense, go re-rent the apartment, move on with my life and quit bothering him with this "nonsense."

Hi Max,(((($30)))) an ounce of prevention is worth a pound of cure.You should have hardened both units washers for a total of $60.You didn't, so it seems to me charging the resident for this is not best/right.And under the kitchen sink you can Harden the area by using a scrap of linoleum type vinyl flooring.Cut it so it goes up the back wall to the drain and down to the doors in the front.

It's a sure path to failure. if you're goal is cash flow and you live in a high cost market which is any where in the Bay Area, you really don't have a choice but to go out of state, otherwise you're just trying to pound a square peg in to a round hole.
