In Japan, tenant stability is unparalleled -- generally trouble free, docile tenants who stay for the long term.

It is an up/down situation, so I do have some concerns about blending STR/LTR, or STR/MTR in an up/down. 

I think if you blend your strategy with non Owner Occupant properties, you can hit your target of 10 properties in 10 years.

Perhaps a blend of the two might be a better fit for you. 

Funds that blend these various product types will offer different returns in line with the perceived (or actual) risk associated with the underlying.Another major variable is the skill and track record of the management of the sponsoring entity that controls the asset. 

Back then they didn’t have the money to do the full renovation so I originally made the best with what we HAD to work with blending it more to the client’s style through paint colors, accents and new furnishings.

However, I barely notice is because it practically blends-in the with the rug. oGet new lighter colored bed covers, ideally white. oLiving room is too dark.

There are also many different types of commercial leases: net leases that have base rent and tenant is responsible for their share of taxes, insurance and common area maintenance; gross leases that have all costs built into rent and a base lease year rent increase calculation is set up to deal with increased landlord expenses; and blended leases that can mix these two basic types of commercial leases.  

What I like about this paint is:1) its washable (If there is some dirt I will just wet paper towel and wipe it, and there will be no stains, looks like new)2) When I have to do touch ups it blends in well, it does not look like I have to match it.
