During a transaction, things pop up that need to be addressed quickly and if you are unavailable for big chunks of the day, it is likely you won't be able to effectively represent your clients.

You could have an umbrella post covering the house as a full rental and then have it (the full house) unavailable when other rooms have been rented out individually.
