Pls let me know where you disagree fundamentally.Even though I haven’t run the numbers in full detail, I noticed a flaw in the AIO simulator which seems extremely misleading.

There were some red flags prior and I should have trusted my gut on those, $2500 lost.

In my case, the towns are extremely desirable and there are tons of buyers  eager for any remodeled home. so why is a realtor that makes 2 showings and pushes a few papers deserving of 60k pay?

I know real estate is a long term play but you never know when you'll need access to that capital.There are turnkey companies out there that handle the entire process for you from top to bottom so it makes for an extremely passive investment.

Heya Ethan.I've completed 7 secondary suite renovations/developments now and it is extremely difficult to do a true BRRRR where you pull every dime back out again after you refinance.
